Privacy Notice

This site belongs to Douglas Moll (“Doug,” “we,” “us”). It is a simple site: there is a phone number and a contact form, and this notice explains what happens to the details you send through it. It is written to meet the California Consumer Privacy Act as amended by the CPRA, the Virginia Consumer Data Protection Act, and similar U.S. state privacy laws, whether or not those laws technically apply to a business of this size.

What we collect

What you give us. When you send a note, we receive the name, email address, phone number (if you include it), what you’re looking to do (buy, sell, or ask a question), and the message you write. That is the only information the site asks you for.

What is collected automatically. The site is hosted on Cloudflare, which records standard technical data (your IP address, browser type, and the pages requested) to serve the site securely and to block abuse. The contact form includes Cloudflare Turnstile, a spam check that looks at browser signals instead of asking you to solve a puzzle; it may set a strictly necessary cookie for that purpose only. The site does not use advertising cookies, tracking pixels, or third-party analytics.

We do not collect what state laws call “sensitive” personal information, and the site is not directed to anyone under 16.

Cookies

Essential cookies are always on: a security cookie set by Cloudflare, the cookie the Turnstile spam check needs, and one small cookie (dm_consent, kept for 180 days) that remembers the choice you make in the cookie bar.

Optional cookies come in two groups, analytics and marketing, and both are off unless you allow them. Right now the site uses neither. If analytics is ever added, it will only load for visitors who have allowed it. You can change your choice at any time with the “Cookie preferences” link in the footer. If your browser sends a Global Privacy Control signal, we treat that as “reject non-essential” without asking.

Why we use it

To reply to you and to talk with you about the real estate matter you contacted us about, and for nothing else. Sending a note does not sign you up for a newsletter or automated marketing. We may keep your note so we have a record of the conversation for as long as it is relevant to helping you, and for as long as real estate record-keeping rules require.

Who sees it

Your note is emailed to Doug. Along the way it passes through service providers who act on our instructions and are contractually limited to that purpose: Cloudflare (hosting, spam check, and email delivery) and the email provider that stores Doug’s mailbox. If Doug is working with you as a licensee of a brokerage, the brokerage may also have access to the transaction records that follow.

We do not sell your personal information, and we do not share it for cross-context behavioral advertising. Because there is no sale or sharing, there is nothing to opt out of, and browser signals such as Global Privacy Control are respected on that basis. We may disclose information if the law requires it or to protect someone’s safety.

Your rights

Depending on where you live, you may have the right to:

To exercise a right, call 727-761-2844 or send a note through the contact form and say what you would like done. We will confirm it is really you, usually by replying to the email address or phone number you contacted us from, and respond within 45 days. You may use an authorized agent; we will ask for proof that you gave them permission. If we decline a request, you may appeal by replying to our response and saying so.

Security and retention

The site is served only over HTTPS, and the form is protected by a spam check and a hidden trap for automated submissions. Notes are kept only as long as needed for the purposes above.

Changes

If this notice changes, the new version will be posted here with a new effective date.
